JHJ has been and continues to be involved in many innovative development and investment transactions as well as infrastructure projects. Our clients rely on our capabilities in the acquisition, development, disposition, leasing and financing of commercial, retail, residential, resort, industrial, mixed-use and public housing projects.

Our Team

Our Real Estate team possesses immense experience in residential and commercial property development, investment and financing. Our team adopts a multi-disciplinary approach incorporating elements from a wide range of practice areas to ensure that a transaction and investment is addressed in a coordinated and cost effective manner.

Reputation & Experience

Residential & Commercial Development

Our clients include developers, builders, investors, lenders, asset and property managers, broker-dealers, municipalities, government agencies, and investment advisors. We have been involved in various development projects, the most well known being Bandar Baru Nilai. This project was conceived by the Negeri Sembilan State Government in 1990's for the purpose of establishing a well-planned integrated township with modern infrastructure amenities. The project covered a multitude of residential, commercial, recreational, educational and administrative amenities. We also acted for Malaysia's premier airport operators in the security documentation and staff loan processing for the purchase of residential properties in Bandar Baru Nilai. This exercise was in line with the transfer of many staff into the Sepang region due to the opening of the KLIA airport in 1998.

In addition to this, our team has been involved in structuring, devising and negotiating settlement agreements between developers and contractors for monies owing. An example would be having a contra arrangement pertaining to properties for the settlement of a debt.

Loans & Financing

We also have broad experience assisting our clients in structuring real estate transactions to comply with structured finance criteria for commercial mortgage securitisation transactions. Our team has the resources to deal with all the real estate issues arising from corporate, banking and project/infrastructure transactions with which we are involved. We are very familiar with Islamic financing which in turn enables us to structure Islamic financial products. Our aptitude in matters concerning Islamic finance permits us to have an in-depth understanding of the Shari'ah issues, which need to be addressed in structuring and launching an Islamic fund.

Tenants & Occupiers

We have a justifiably admirable reputation in acting for tenants and occupiers of offices and other types of property. We make sure we have a clear understanding of our client's reasons for wanting the relevant property and the use the client intends to make of it. In addition to the usual tenancy agreements, we are particularly concerned to ensure that provisions, which have, or may have, a significant impact on the financial obligations of our clients are fully understood and negotiated.

We can advise clients on all aspects of their corporate real estate strategy. In particular, we can help clients with:

• Developing a strategic real estate plan, which will free up management time and deliver real value to the shareholders.

• Implementing that plan, whether it involves disposals, sale and leasebacks, securitisation or outsourcing.

Property Litigation

Our Real Estate team also deals exclusively with disputes relating to land. As part of a large network, the team acts for a wide client base, which include property management companies, government investment arms, financial institutions and multinational companies with property interests. Our team acts on large scale and complex property disputes. They are fully trained in litigation, advocacy, arbitration, mediation and negotiation strategy and techniques.
